Oceania Properties: Own a Piece of Paradise

27 August, 2008 (17:56) | Uncategorized | No comments

The largest of the 365 mostly uninhabited islands of the 120 mile Exuma Archipelago, Great Exuma stretches effortlessly across the Tropic of Cancer about 300 miles off the South Florida coast, and 130 miles southeast of Nassau which is the capital of The Bahamas. The magnificently tropical Exumas average a balmy temperature of 26 degrees Celsius or 79 degrees Fahrenheit daily.

This summer was my day of discovery in which I had the opportunity to visit the lifestyle opportunity of this premiere destination. Much to my pleasure I was graciously extended a tour of the spectacular Exuma by local developer and resident of thirty years, Howard Obront, along with his trusted and loyal comrade Shelton Gulf Morley. As a man of all seasons, Gulf was a ton of fun to have around as a tour guide, boat captain and story teller.

Having had his hand in the development of the well known February Point, Obront is now venturing on in the latest gated community known as Oceania Heights.

Keeping in touch with the culture and tranquillity of the island, Exuma has regulated that no more than 30% of the island may be developed, protecting the islands purity and well-preserved condition for the future. Still, absolutely everything you would need is at your fingertips. I certainly couldn’t think of anything further I would need and the absence of fast food chains unquestionably couldn’t harm anyone. If you want nothing, you have it. If you want to find something you can, says Obront knowingly as he sits to share with me his past, his future and his visions for the island and for Oceania Properties. His passion and inviting personality are enough to open my mind to the possibilities of what this seventh heaven has to offer.

Well respected among the population of Exuma, Howard Obront has a vast knowledge of the comings and goings of the island. Celebrities such as Michael Jordan, Oprah Winfrey, and even Bill Gates all have properties within the area. Johnny Depp is no stranger, having stayed in one of the Oceania Properties villas while filming ‘Pirates of the Caribbean 3′. Even on my brief escape, a fellow traveller was sure to have sighted Reese Witherspoon enjoying the seclusion with her family. For celebrities who experience the constant pressure of the paparazzi, as well as the many other stresses that accompany their careers, the islands are a haven allowing much needed tranquility in their lives.

Doctors are found to be congregating rapidly to Exuma as well. In fact, although the development is still in its early stages, at last count, all six of the existing Luxury Hill Top Villas, with breathtaking panoramic ocean views, were found to be owned by physicians. Presently, six more magnificent Custom Estate Villas are being built - these too are for physicians. Also in a high-stress career, doctors from near and far seem to have been let in on the secret of the peace and relaxation found in Exuma. Renowned Miami cardiologist and author of ‘The Reality Diet, Fighting Fat With Fibre’, Dr. Steven A. Schnur of Mount Sinai Medical Center, spends his valued free time relaxing with his wife and two children at Oceania Heights. People positioning themselves here are among the friendliest and most neighbourly in the world and have chosen Exuma as the ideal place for their second home and eventual retirement, states Obront with a smile on his face that translates into an unspoken confidence in the luxurious serenity that is Exuma. Having a corporate or personal address in the gated community of Oceania Heights, in The Bahamas, not only provides opportunities to live an exclusive island lifestyle with world class amenities but it also provides the opportunity for generating tax-free income through appreciating property as well as the rental pool program. As many investors are aware, real restate is a tangible asset, which appreciates in value as you enjoy all the benefits of a vacation home. The July issue of ‘The Bahamas Investor’ states that on one of the islands the appreciation of condo values is approximately $300,000.00 from start date, and they haven’t even been completed yet. One year ago a canal lot on Paradise Island sold for $1.5 million and is now selling for $2.2 million, an amazing $700,000.00 profit in one year. With The Bahamas tourist industry enjoying constant, sustained growth with more sophisticated resorts, more facilities and services, more and more opportunities for investment are showing up, giving further reason to investigate the Islands’ potential for investment.

In the premiere issue of Exuma Visitors Guide, Glenn S. Ferguson writes, In the last five years, there has been a dramatic growth in real estate investment and development. The crowning jewel is the $100 million Emerald Bay development premier Four Seasons Resort with 183 rooms and a Greg Norman designed golf course. This development has resulted in real estate investment prices rising between 45%-60% per year but you must act quickly to ensure the best investment returns.

As the world’s premier tax haven, The Bahamas offers the perfect investment opportunity as there are no personal, corporate, income, capital gains, estate, gift or inheritance taxes. Easy access to major world markets, political stability, security and economic opportunities are all a reality of business in the Commonwealth of The Bahamas.

Since 1977, the Bahamian dollar has been linked 1 to 1 with the U.S dollar and both are used interchangeably throughout the island. In fact, I found that anytime I was to pay with Bahamian currency I was usually given American currency as change.

Nassau, capital of The Bahamas, is a leading international offshore banking center with over 400 banks. Second in the world only to London in the number of financial institutions it holds, Nassau is renowned for its laws guaranteeing banking confidentiality. The Bahamas is trusted by individuals and corporations from all over the world. Of the some 15,000 companies registered in The Bahamas over 90% are foreign. Money, in The Bahamas, is both accessible and discreet.

The Bahamas has been named the best financial centre in the western hemisphere, by the global magazine, The Banker, Minister of Financial Services and Investments the Hon. Allyson Maynard Gibson revealed in February of 2006. Additionally, Other than the United States of America and Canada, we have the highest standard of living in the hemisphere, states the Hon. Perry G. Christie, Prime Minister of the Commonwealth of The Bahamas.

Now voted one of the top three international destinations in the world by The Washington Post, the island of Great Exuma, Bahamas is attracting attention not only from international media, but major resort developers, such as Four Seasons Resort at Emerald Bay. Still, the only sounds you will hear walking around Oceania Heights are the singing birds, the waves lapping on the shore and the gentle breezes rustling through the palm trees. This paradise within a paradise truly captures the elegance of luxury living all the while maintaining an exclusivity that is intangible.

With all the amenities of a first class resort, Oceania Heights offers a welcome escape from the hectic pace of everyday life, while offering all of the conveniences of home. Rental and real estate contact Alexandria Zandy Turtle exceeded our expectations making sure our villa was stocked with fresh fruit, drinks and flowers. It was wonderful! As I wandered out the French doors of my bedroom onto the secluded terrace of my villa, I became conscious of the luxurious privacy and the unsurpassed ocean view. The comfort of such peace and quiet I found to be priceless.

When evening came we dined in beautiful locations such as The Four Seasons or the ever popular Coconut Cove, which offered a beautiful view of the beach, swim up bar and the sun setting on the Atlantic Ocean. Coconut Cove owner Pam was more than hospitable offering conventional Bahamian fare such as blackened grouper or roasted lamb as well as traditional American lobster, pizza and ‘cowboy’ steak. Without hesitation I would have to recommend the shrimp cocktail, if nothing else.

The deep sea fishing is great here, tells Howard Obront’s brother and Miami trial attorney, Curt Obront, who joined us one evening for dinner. A frequent visitor of Exuma, Curt enjoys his time spear fishing on the reefs for his lobster dinner or bone fishing on one of the many flats nearby. If you like your seafood fresh, this would be the way to get it. However, if you aren’t adventurous enough to catch it on your own, you can watch your fresh conch salad being prepared along the shore of Stocking Island. This was an experience in itself for me.

Beyond the exquisite dining and secluded beaches, Oceania Properties offers a fabulous tennis club with well lit courts to allow for play at any time of day or night. As well, the state of the art fitness centre will help you stay on track with your training and self-care regimen. The front gates of Oceania Properties, operated by courteous security staff, maintain a feeling of privacy and security although you can rest easy knowing that this island maintains a zero percent crime rate. Oceania Heights guests and residents also enjoy special access to the Greg Norman designed golf course and full-service spa facility at the Four Seasons Resort. From daily housekeeping services to 24 hour security for peace of mind, Oceania Properties offers everything including things you’d forget to ask for, says Obront.

Surrounded by culture, beauty and genuine hospitality, the island seemed to radiate certain energy . When the time came to head home I could see why so many are choosing to make Oceania Heights their home away from home.

It has been noted that when Christopher Columbus landed on the island years ago he was taken by the friendly smiles and accommodating people. Even today, this way of life on Exuma remains constant. With visions of rolling hills and spectacular panoramic views tucked safely away in my memory I look forward to my return when I can relive those memories.

For profit or pleasure, many of the worlds leading professionals have chosen to invest in this tax free island paradise and once you have been there, even for a moment, it is exceedingly clear why.

Make Eating Healthy Foods Fun

27 August, 2008 (17:56) | Uncategorized | No comments

Children everywhere in the world have an on-going love affair with junk food such as hamburgers, pizza, candy, soda and salty foods like potato chips and french fries. Unfortunately, it’s hard to find a single child who has these same strong feeling for the healthy food that they need such as grains, vegetables, fruits and foods reach in nutrients such as meat, beans, fish and nuts.

Fortunately, there is one tied and tested strategy to make kids eat the kind of healthy food that some of them may not want — that’s by making it fun.

That’s right, make eating healthy food fun. And how do you do that? Here are some tips:

(1) The Sneak Attack. Try sneaking in some of those fruits and vegetables along with the kind of food they like, say, making muffins out of bananas or apples. There are lots of vegetables the you can throw in when you’re serving the kids pizza. You could also make them look funny by arranging them creatively on a plate or making them stand up like people. Sure, some people don’t want their kids playing with food, but if it will help them get healthier, it may be worth the effort.

(2) Funny Name Game. If your kids are below the age of four, here’s a nifty trick that gets them every time. Give the fruits and vegetables funny names and concoct elaborate stories. Some stories will end with these funny-named vegetables getting swallowed alive by the giant child. In another version, the vegetables run for cover and hide from their enemies by entering a big cave that happens to be your child’s mouth where they quickly get gulped down.

(3) The Taste Test. Kids dislike vegetables because they don’t like the taste. Therefore, make the healthy foods taste better and your child will love them. For instance, put peanut butter on celery or add a dash of flavor to broccoli with ranch dressing. I’m sure you can think of dozens of ways to spruce up healthy food.

The key is to find creative ways to make your children enjoy eating healthy food. And once they’ve acquired a taste for it, eating healthy foods will be second nature to them.

On Being Called

27 August, 2008 (17:55) | Uncategorized | No comments

Our country paused again today, remembering the attacks on the United states that began over our morning coffee five years ago. Most of the talk around this anniversary has centered on how the world has changed since that day. Most of the responses were about airport security issues and practices to which we have become accustomed. There were also references to those who lost loved ones or were in New York or Washington when the planes hit, those who still have personal burdens of tragedy and grief to bear. Some of these stories were brought to us as tributes, particularly those of the fire fighters, and the widows who gave birth to children whose fathers had been killed.

But most of us are still somewhat in shock, not really being able to articulate what is different about our lives, even though we know something is supposed to be. We can point to how our country has responded to these attacks, the war against the Taliban in Afghanistan, our invasion of Iraq, the aforementioned airport security measures, the present administration’s need to wiretap private conversations without legal authorization, but usually these realizations are followed quickly by assertions that all of these actions were necessary for national security, and the price in freedom lost is well worth the safety gained.

In case we have any doubts about the expense of freedom, President Bush just finished speaking on this very issue. Speaking as one who still believes he was right to invade Iraq even though there was clearly no link between Saddam Hussein and those who attacked us, Bush insisted he was right to go after Saddam Hussein because he was a potential threat, and we are safer, but not safe, because of this and all the other decisions made for national security in the last five years. Mr. Bush confirmed that he believes that this war on terror he has been waging on our behalf is an effort we must continue to work on together as the calling of our generation.

President Bush is wrong. Wrong to defend his personal agenda with lies and misrepresentations. Wrong to include us as supporting him as he claims to lead the country in these actions. Wrong to ask us to give him further support in his misguided leadership. And so very, very wrong to believe that what he is doing is a calling for him, or for us. But in his wrongness Bush does raise a question I haven’t heard mentioned much in the past five years: How has your faith changed in the last five years? Do you see your calling, as President Bush declared, to be fighting the war on terror?

Have you considered your faith, its shape, what informs and defines it, over the years since September 11, 2001? What questions have you been pondering over, struggling with, since you set down your coffee and watched the second plane tear through the second tower? Those are questions worth asking, questions that are probably not yet fully answered, if they ever can be. But keep asking yourself how it s with your soul in these post 9/11 times, and keep seeking understanding, rather than easy answers defined by simplistic logic based on fear and designed to create more fear. As you consider your faith, remember that God is love, and it takes courage to embody that love in covenant with the life we have each been given.

Now, do you believe, as our president stated, that our calling is to fight this war on terror? I do not, and I am uncomfortable with the President’s need to merge faith and violence in such an unholy alliance as this so-called war on terror. Bush implies a crusade of which I want no part. Defending our borders is not the equivalent of invading other countries just in case Living our faith is not definable in militaristic terms that defy the very nature of who God is and how we are called to reflect the image of the One who brought us into being. Matthew’s gospel shows us the nature of God’s call to us through Jesus’ calling of his first disciples. As he walked by the Sea of Galilee, he saw two brothers, Simon, who is called Peter, and Andrew his brother, casting a net into the sea - for they were fishermen. And he said to them, ‘Follow me, and I will make you fish for people.’ Immediately they left their nets and followed him. As he went from there, he saw two other brothers, James the son of Zebedee and his brother John, in the boat with their father, Zebedee, mending their nets, and he called them. Immediately they left the boat and their father and followed him (Matthew 4:18-22).

While President Bush would have us believe our generation is called to fight terror with his weapons of choice, our God calls us to something much different. Jesus’ call to these his first disciples, and to each of us, is personal, direct and ours to accept or reject by virtue of free will. We do work together as people who share a fellowship of faith, but we must still each work out our own salvation and define our own calling. And, I must add, not accept anyone else’s attempts to define that calling for us based on their own agenda. We are called by God to experience the resurrection in our own lives, but we are not called to fight a war against terror for a president who does not seem to understand the difference.

Angels in Different Cultures and Religions

27 August, 2008 (15:34) | Uncategorized | No comments

Ever noticed how there seems to be angel sculptures or figurines in every home you go?

This is because many cultures in the world share the belief in the existence of this supernatural being.

In Judaism, angels, or malachim, serve as God’s messengers and “workers” here on Earth. It was for example, an angel who stopped Abraham just as he was about to kill his beloved son as a sacrifice to God. The angel Michael on the other hand, is viewed as the guardian and protector of the people of Israel.

With the roots of Christianity closely linked to Judaism, it comes as no surprise that Christians also hold angels in high-esteem. As in Judaism, angels also played great roles in many events viewed with great importance by Christians. It was the angel Gabriel who appeared to Mary and told her of how she was chosen by God to give birth to his son Jesus, who Christians believe is the savior of mankind. The Bible also recounts that Christ’s resurrection from the dead was announced by angels. Angels, Christians believe, are God’s link to man.

Angels also figure prominently in the Islam faith, one of their basic articles of faith being the “belief in angels”. Muslims believe that each person has four angels (which they call Malaa’ika, meaning, messengers) assigned to him who tallies his good and bad actions (two record the good while the other two take not of the bad). They also assign souls to newborns and are responsible for taking care of the environment.

One main difference between the Islamic and Christian/Jewish views on angels, is that for Muslims, it is not possible for angels to fall from grace, as they do cannot commit sin.

Hindus have their angels too. Called “devas”, these entities are responsible for natural elements like water, earth and fire. While angels are viewed as God’s workers in Christianity, Islam and Judaism and are not worshipped, the distinction between angels and the lesser gods are blurry.

Like these major religions, many minor belief systems also profess a belief in angels. Followers of Zoroastrianism (estimated at just around 200,000 worldwide), also believe that each one of us has a guardian angel-a Fravashi— that protects and guides us.

In the Church of Jesus Christ of Latter Day Saints meanwhile, angels are heavenly beings in human form that help spread the work and word of God on earth. The church was established after an angel allegedly appeared to its founder Joseph Smith.

So why the ubiquity of these heavenly entities? Because the idea of angels-beings that guide us, protect us from harm and give us a more personal link to God-is comforting, reassuring and one that is thoroughly welcomed.

E-coupons

27 August, 2008 (15:34) | Uncategorized | No comments

Online coupons, often called e-coupons, are offered by both online and offline stores. For online stores, e-coupons provide discounts to customers who buy product contained in the Web site. Offline stores, on the other hand, utilize printable e-coupons for use at the real-world stores. These e-coupons must be printed by the customer and then physically brought to the store.

E-coupons provide several advantages for both the buyer and seller. Since customers rarely tend to use e-coupons unless the merchandise is needed, it is generally not necessary for sellers to advertise coupons in newspapers and magazines. Typically the demand for these products is not constant and customers tend to look for e-coupons only when they need to purchase the product. From the seller’s perspective, e-coupons serve as near-permanent advertisements for their products. Since they are not subject to publishing schedules or costs, and are easily changed as needed, e-coupons represent a low-cost and highly flexible solution for businesses. E-coupons can be offered around the clock, every single day for as long as desired. It’s also possible for sellers to offer their e-coupons to a specific target market. The customer’s online contact details like email or Web sites can be used to send the offer. Since, like ordinary published coupons, e-coupons have an expiry date the business can set those dates such that there is no pressure to honor all the e-coupons.

A bit advantage to buying from an online store using e-coupons is that the customer can dispense with the hassle of clipping and saving coupons. All that is required now is a simple click of the mouse on the e-coupons section of the Web site.

E-coupons are a great way for sellers to do business on the Internet, promote their products and generate demand for them. It can help businesses keep their Web sites and offline shops supplied with a steady flow of online customers. Many businesses offer e-coupons on a daily basis through their Web sites. Businesses in this case will offer discounts through e-coupons on different products each day. E-coupons also serve to increase the number of new customers coming to offline stores with printed coupons to redeem the discount on products. Seasonal e-coupons, offered at times such as Christmas or Halloween, are also quite common. E-coupons are offered on virtually every imaginable item, including those that people use daily such as toiletries, groceries and household products.

E-coupons help advertise the products of a business online. They represent a powerful marketing venue to help businesses use the Internet to increase their sales by reaching a wider range of customers.

More On Nutrients

Do you know that nutrients are important to us? Nutrients perform specific functions in the nourishment of the body. Right!!!! Of major importance are supplying the body with the necessary calories for energy and ensuring the continuity of the vital functions. Nutrients include protein, carbohydrate, fat, minerals, vitamins and water. So to keep my promises to you, Dr Chef will elaborate more on this issue.

Notebook As Indispensable Tool For Modern Executives

27 August, 2008 (15:33) | Uncategorized | No comments

The significance of notebooks or laptops is increasingly growing in the modern life. The modern-day business has witnessed a phenomenal turn-around at the present moment. Given the hectic schedules and jam-packed daily routines, it has become virtually impossible for almost anyone to perform their activities being rooted to one particular place or work-station. The frequent movements of numerous businessmen from place to another have made them to carry a notebook or laptop in order to perform their business activities, even during traveling.

Notebook refers to a light-weight personal computer which is small in size and conveniently portable. A notebook is usually battery or AC operated personal computer smaller than a briefcase, which can be easily used and carried along in places such as airplane flights, libraries, temporary offices, and at meetings. A notebook is famously known as `Laptop` which typically weighs less than 7 pounds (3 kg) and is about 3 inches in thickness. Some renowned brands associated with the manufacturing of notebooks are IBM, Apple, Sony, Dell, Toshiba, and Hewlett-Packard among others.

One of the most remarkable differences between a notebook and personal computer is the `Display Screen` - notebook computers use a variety of technologies known as `Flat-panel technologies` to produce a light-weight and non-bulky display screen. The display screen of many notebooks is limited to VGA resolution. However, notebook computers have one minor drawback - the notebook monitors that use `Active-matrix Screens` and produce very sharp images, do not refresh as quickly as the full-size monitors of desktop computers.

When it comes to the computing power, the contemporary notebooks are almost equivalent to the personal desktop computers. Typically, the notebooks computers come with a battery pack which enables you to run them without plugging them in. However, their batteries require recharging at a regular interval. Besides, the laptops have the same CPUs, memory capacity and, disk drives as incase of personal desktop computers. Not surprisingly, the laptop computers or notebooks, as they say it, are much more expensive than their bulky counterparts.

Notebooks or Laptops are manufactured in different designs, sizes, weights and memory capacities. The following are some of the main categories of notebook computers which are produced by some recognized companies:

Ultra-portables:

Ultra-portables are laptops with screen-size less than 12 inches and weight of less than 4 pounds (1.7 kg) These laptops do not normally have full-size keyboards. Primarily, it is the business travelers who need ultra-portables because they are small and light. Ultra-portable are very expensive, have extendable battery, power-saving CPUs and integrated graphics.

Thin & Lights:

This breed of laptops, by and large, weighs between 4 and 6 pounds (1.8 and 2.8 kg) and with a screen-size of 12 to 14 inches. Notebooks of this category are manufactured by Sony, Apple Computer and Dell among others.

Medium-sized Laptops:

Medium-sized laptops usually have a screen-size of 14 to 16 inches and a weight of around 7 to 9 pounds (3 to 4 kg). The length and width of these medium-size laptops are generally decided by their screen-size. However, these medium-sized notebooks have relatively less computing power due to their smaller dimensions and longer battery life.

Desktop Replacement Computers:

This edition of notebook computers is chiefly used in a fixed location and not easily portable due to their heavy weight and bulky size. Their screen-size typically measures from 17 to 20 inches. Moreover, desktop replacement computers have limited battery life barely exceeding 3 hours. This is because the hardware is not optimized for efficient power usage.

Notebooks have really become very popular computer hardware. Its portability and affordable prices seem to be very attractive to business executives, and everyone else, who seem to be on the move all the time. As businesses become more globalized, notebooks become a must-have tool item for everyone who wants to be successful.

Retiring At An Opportune Time

27 August, 2008 (13:04) | Uncategorized | No comments

Science has its advantages that would actually find solutions to problems which ten, twenty years ago would not have been thought to be solved. So compelling are recent discoveries in fact that even the natural process of aging is readily disrupted and no evidence of degeneration brought about by age may be prevalent.

But notwithstanding the emergence of science as a vital force in changing the course of time, still it is of no moment when it comes to finding the proper timing in retiring. Age which is the single factor in considering whether an employee would retire or not cannot be disregarded by science. True, science may find a way of finding a cure for the physical manifestations of age, it may also be an avenue for finding the proper formula in extending the lifetime of one’s tissues and muscles. But still, it cannot in any way stop another immortal element which is time.

Your age determines the most opportune time in retiring. It spells the difference between obtaining the complete benefits afforded by retirement, and it also serves as the single determining factor to know how much benefit you are actually eligible to have. Much to an employee’s expectations, his age actually determines how he may be perceived in the workplace, even taking for granted his efficiency in performing what is incumbent upon him, or how well he actually performs. It can even be utilized as a ground for the termination of an employee, which may be solely based on his age at that particular instance.

Age may be a factor that may operate as advantageous or detrimental to an employee. The matter of using the same is actually wholly dependent in the employee. As like any other consideration in retiring, it must be utilized at the most opportune time, that point when all the benefits of employment is now available to an employee. The most important part is that, when everything falls into their own proper places, age must not be considered as a downfall but an employees ally.
